I would recommend the following:Finance: Quickbooks for accounting and rent reminders with online paymentsMaintenance: Basecamp or Asana for managing work orders and maintenance.Leasing: Signnow to collect online signatures on leases, deposit to hold agreements, etc.Visuals: Wifi camera system like the Blink XT to have eyes on the exterior exits and common areas.Team:  Probably the most important is having a reliable handyman, then attorney for evictions, and specialized contractors like electrician, plumber and contractor.When we were starting out in Bridgeport, CT, this setup worked wonders!

Buyers still wanted their 10k septic concession in addition to the 30K lower appraisal value (despite us fixing the septic line and showing camera for proof) so we said see you later- no deal.

Besides, the GKs are getting drones from old Santa, you can buy one as a toy, it flies okay in calm winds, stay under 500 feet, they come with a camera that you down load, at under $300 they don't transmit pics but take them.

My issue was the over occupancy, one apartment had 12 adults living in the 3 bedroom. update your lease and install cameras in the common areas.

If you are having continuous issues with sewer system I would have them jetted and send a camera down the line as well.
