Only a refer and stove  .. no garborator no dishwasher no laundery.so at tenant turn over it was high pressure hose and wash it all out.. genius really.most of my guys in the lower end stuff  have older homes that have hard woods under the carpet they rip carpet out and just paint the hard wood.. some will stain.. those are much easier to care for they have character when you have flaws in them.others I know that have carpet instead of replacing they just dye them a darker color to match the stains. until the carpet ends up very dark brown.. you simply can't compare your SF  high rentals to rentals in other markets you know that you wen through it in PHX..

We finished cleaning the last bit of the home (replacing stove burner pans, etc), left the heat on and water dripping, as it is supposed to get very cold.       

In my market it’s typical to place new stove and dishwasher, for a median price house.

Keep this in mind for fridges, stoves, washers and dryers.

I'm thinking that adding a a countertop, sink, stove/oven, and refrigerator on the wall of the Workshop and the Bathroom and then putting a island with some nice lighting overhead could make the space really nice.

I had to replace 3 20-year old bathroom sink bowls, put in imitation granite kitchen counter tops, new stove and dishwasher, new doors and drawers on the kitchen cabinets, paint the ceilings and walls, plastered and painted the garage, repaired fences, cut and trim three huge trees, go to the dump with a large trailer 3 times, paint portions of the outside the house, cut and repair a cracked concrete sidewalk, replace screens, level the yard. repair a lot of plumbing and the list goes on and on. 

Cooking fried chicken on the stove, grease fire ensues and burns upper cabinets or range hood.5.

(Fridge and stove)  Not many 2/1s available now, but from what I see, same..fridge and stove.I was thinking about buying a washer/dryer from craigslist, which I think would be a huge plus.

Once the house is sold, in order to try and mend the relationship with the grandkids, she might even go to court on their behalf and lie for them against you.
