All switch-plates and sockets should be clean of dust and should contain working bulbs.HEATING DUCTS AND PANELS should be free of dust and washed clean.WINDOWS must be cleaned inside and free of dust and debris.

I grew up in Niceville, 5 minutes from Destin, and remember well the havoc that a hurricanes caused the tourist economy once every 5 to 10 years (not to mention the occasional oil spill... actually, a lot of people got pretty big payouts from BP by essentially submitting a crayon drawing on a paper plate-- a lady I know was paid about 25K for "lost business wages."

There was another issue of misrepresentation present, but, fortunately, it was spotted by the home inspector: several new electrical wall plates covered old electrical boxes.

I'm a big fan of taking a photo of their vehicle and plates for the same reason.

If I stepped up to the plate and bought it straight out from the mortgage company, it would cost me about 40K more than it's worth.

Between the two of us, we have very full plates.

If you tell them you want to learn everything from them and then start your own company to steal food off their plate, no one will hire you.  

Me knowing that this home is over 50 years old and has not been upgraded one bit ( still has popcorn ceiling) I was able to find an investor to buy the home and plate a bid at $1,625,000.

Firstly...it is too much to keep up with than you already have on your plate..and sets up for disagreements.

Needs more decorating, lipstick and small details, like light switch plates.
