I don't have personal experience with Section 8 either so don;t know which way it goes locally, but what worries me more is that apparently, the housing authority (at least the one here in our neck of the woods), can - and WILL - decide to reduce the approved rents seemingly at random (e.g. whenever they run out of money or face budget cuts).This has definitely kept me out of the Section 8 market

If that isn't an option, I suppose you have to deal with how title is drawing up the docs, they aren't going to stick their own necks out there by not disclosing all details to all parties

Was expecting some more thoughts and insights around investing for appreciation.I ask because in my neck of the woods, there is this investor feeding frenzy on properties that obviously have poor cash flow.

That said, the thought of purchasing discounted gift cards online makes the hair on my neck stand up a bit - considering the potential to be scammed.

They seem to be holding up going on month 3 ;) but i've heard good things from asking around.For floors/bathrooms, there is a company in your neck of the woods called Miracle Method that does epoxy refinishing of tile floors, counters, tubs etc...
