Any of them could have made a copy of their key and still have a good key, plus was an accident and it's not a big enough repair to care.

What it will do is step in in the event the tenant accidently catches the house on fire (which we have had happen twice) to be the primary insurance to fix repairs, put them up in alternative housing, and replace the tenant's belongings.

well if you are losing sleep or have had to make a insurance claim you are likely very happy it was there, think (auto accident, GOD forbid a Homeowner claim (fire, robbery).
