I ended up investing 3 hours away in Eastern, WA while working my W-2 job in Seattle.

Id stick to the eastern side of the city and avoid college town and pretty much anything west of it.   

I'd be interested to hear about experiences in the different markets throughout PA, specifically eastern and central PA (Philly, Harrisburg, Scranton, Lancaster, etc.).

Sure it matters to some, but plenty of others would rather look over the Eastern Ave border into west of the river Maryland (Mount Rainier, Hyattsville, Riverdale), which doesn’t have the stigma and issues (real and perceived) of EOTR *AND* first-time homebuyers with higher incomes and lower savings l can take advantage of the lower price/higher tax dynamic in MD for down payment issues.

Her co-worker bought a renovated home off Eastern Avenue NE using NACA for $480k- she was told she only put down like 4k and was immediately sold.

My wife is a Realtor serving Eastern Idaho.

Like when we work tax sales in Memphis we can buy 30 properties in two days with our direct mail piece... but here in Oregon the top wholesalers I know that use all the tried and true methods IE  direct mail.. bus bench's bird dogs bandit signs etc.. they will spend 20 to 30k a MONTH.. its all a numbers game. and it really depends on the marketYou could send letters in parts of Detroit and get HUGE positive response.. or Eastern New York or any other major rust belt city were you have more homes than people or in areas that are renter dominated and your target is burnt out landlord syndrome. the area you choose is as important and the direct mail piece you send.  

Eventually, I expect residents of Atlanta ITP and surround areas to not have to use a car to get from the bit more northern and eastern parts of the City of Atlanta to the Aerotropolis/Airport area.

Look into Eastern NC - Wilson, Smithfield, Clayton, all excellent areas with growth and readily available renters!
