I got unfinished red oak installed, sanded, and finished for $2.50 labor on my last house.

On the flip side of that, I would probably call the neighbor's bluff on the suit if I couldn't work something out otherwise.

Just for fun, call his bluff ... tell him fine, you will consider putting down a deposit just as soon as he shows you the contract that he has on the property and his RE license number or documentation that he is on title making it legal for him to sell it.

I may be a jerk but I would call her bluff on the "if you try to force me onto a lease, I'll give 30 days notice".
