I have seen a lot of investors buy south of willow because the comps will include the north of willow stuff and then when it is time to refi or sell the harsh reality is revealed.

Sometimes, inspections reveal issues and if something comes up, you just deal with in in the inspection period stipulated in the CBS.If your commission-approved CBS doesn't provide a dates/deadlines page, then the buyer's agent will surely know how to handle it. 

i can not say that is not what they are using option fee for however real common here in tx to add option fee of $X so if you want out of the contract you can just use the option to exit the contract and done. i used my option fee recently on a contract because the inspection revealed to many issues.

Since I now have the inspection report, which revealed additional problems not disclosed by the seller, I'm considering revising my second offer.Would revising my offer be in poor taste?  

You obviously need to get inside and see what horrors, or not, the interior reveals.
