I sold a single-family and put the money into a duplex last Christmas, and I recently sold another single family and am putting the money into large, value-raising jobs elsewhere on the portfolio (as well as finishing a flip).

So, next Christmas, my suggestion would be, to go to Amazon and buy up as many "chicken Little" books as they have, and gift them to all the people that told you about this "bubble",...and told you to wait to invest until,...until,...I'm still not clear as to when they think their sky would stop falling.

My trophies are the notes of gratitude from tenants I've received over the years and the 'sorry to hear that' I get when I say I don't do that anymore when someone asks if I have any vacancies and the NYT interest enough to ask about my experience for 2 hours.

Sunny destinations are great and usually attract a lot of tourists but ski resorts over the Christmas holidays and season see some pretty high rates as well.
