This seems like an excellent market to get your feet wet and sink your teeth in.

I'd like to cut my teeth with a mentor, like almost anyone would.

However, if you are looking to getting into development, you are going to have to cut your teeth eventually.  

You also don't need an office inspection to show you have approved methods of storage and disposal of sensitive information like SSNs.

I live in N.Metro Atlanta and I have a time sensitive opportunity that I would like to offer to someone that can operate a facility that was previously an assisted living/transition house.  

Confidentiality is part of it and if you have ever worked for a place with sensitive data you should know how to safeguard it.

For the extra 150k (850 -300 rehab -400k sell as is ), I think she has room to play and earn 150k more on the flip PLUS experience and portfolio for the next lender/deal, even at potential losses at 50k she still has 100k more than as-is, I say kick them in the teeth and still learn from the experience.

AND, here's the kick in the teeth with your particular situation:  His attorney either knowingly or unknowingly misrepresented the situation when he stated that he'd already gone through all the necessary foreclosure steps, and led you to believe you had to wait four years for insurable title.  

Certain lists are time sensitive so you need to get them out sooner and plan ahead for that accordingly.
