Hey buddy,Same dilemma over here and I came to the conclusion that its best for me to put all my efforts into REI buy and hold for cash flow.I have mentors that said they were in the same boat but after their first 3-4 deals they were confident enough to tackle a few flips, 2-3 a year, and they use the cash from that to really offset all loans, not just student.

Rent is pretty solid, and unit will need about $15k of upgrades to get a premium rent, and I just don’t want to tackle it right now. 

Down the road international real estate investing is my goal but I want to tackle my first project while living rent free with my parents.

The next pressing issue we felt we needed to tackle right away was the lack of grounding on our electrical service.

Meaning, the rate could be higher.....or the loan might be shorter (like a 15 year loan or something)....or the rate might be a variable rate.....and I have most certainly seen ALL THREE of those on some loans of this type.I would certainly tackle the questionnaire item first. 

They arnt cheap, but they will tackle weird smells, mold and smoke like nobody's business Just don't breathe the stuff.

I've always tried to tackle things on my own and have endured the consequences (some good, many bad...).Another thing I'm doing differently is TELLING OTHERS about my plans this time.

So if you want to tackle it, don't listen to the naysayers (unless the numbers don't work of course, then listen) but go for it.I'm rooting for you!
