It's all about cashflow for me.We buy some slab houses...only concern for me is if it was plumbed with polybutyl pipes....then I either hammer the price down or know to budget to replumb...which I usually go ahead and do pre-emptively.  

Or they're deducting them, then waiting for a really big hammer to drop upon an audit.

.- Durable: I've dropped hammer off of ladder, we've had standing water on some after a plumbing leak, pets, whatever, this stuff holds up + as an added bonus, the tenant takes their stains and stink with them when the leave with a throw rug.- Looks good: Propects love the look, I go for a lighter color like a maple or honey oak, if it does scratch its not as noticable.

You buy it, then the loan goes bad, you get hammered for full payment.

We had an issue with a rental property where a hammer was involved, minors and something happened to the tile counter top, the walls and doors.

If you look the numbers for the guys that are swinging a hammer (flippers) they returns are not any better than if you buy a turnkey rental. 

@Dawn Anastasi  the reality is these lending schemes that just collect up front fee's and due diligence fee's have been around for as long as I have been in the business  42 years now.Its just now that the off shore folks are hammering us.. those guys are serial  in what they do and the word probably has spread around about social real estate networks and the easy targets.
