If there has been trouble there, the neighbors are likely to be upfront with you (if they see you as sincerely interested in the greater good.)

I’ve done this as well, but since rates have gone up I haven’t seen the offers like this.

The Owner has been good to me and my business, and I believe his intentions are sincere and not a tactic. 

When I used to live in AZ, California would send some folks down a path where it would sincerely get them upset.

I recently moved to  Aventura, Florida and i wanted to get an advise about flipping properties in Tempa or Orlando area since real estate in my area is so expensive :-( I never did one before and i know that reading about it and listening to podcasts is not the same as actually getting out there and do one live.

Send "sincere request" letters, research properties you'd like to buy and contact the owners directly by looking them up in public records and skip tracing their contact info, network with wholesalers and property managers and the small handful of agents doing all the MF deals, etc.

Unless they're a flat fee structure and have been for 25 years.And since rent has inflated more than income since 2000, that benefits the property management business.
