Is there a way to access the equity in your primary residence and purchase 2 4-plexes simultaneously so that you can obtain conventional financing AND get the unit count you are looking for? 

Brandon this is about a 7-8 mos. project for us - to flip the entire building over and renovate it and get it back online with new tenant pool of occupants - I renovate as many as I can simultaneously, just set it up like a conveyer belt and move through them in sequence:*Demo team - remove all old fixtures, flooring etc, cut out all tile in whole sheets - then they set the new cement board and get the drywall hung and taped, set the new plumbing rough-in valve*Flooring and Tile team follow - get that installed with the new shoe mold on the perimeter*Painting team follows*Finish team returns for all fixture and finish install - *Painters complete touch-ups if needed *Cleaning team - BOOM!

Look for potential owner finance deals.There are plenty of creative financing options to close on a good deal, less options to close on a so-so deal, look for deals and financing simultaneously.

It will only take you 4 years paying just the DP...and, if you start out with that sane $100k, you start out with 5 properties, with all 5 appreciating at the same time...starting at the same $100k in value for each property (that's a $500k value vs only $100k), plus all 5 properties are recovering their $20k simultaneously in only 4 years, and...$25k/year in PCF.

(if possible)We have thrown around the idea of buying a house in Cali (~400 to 450k), and (if possible) simultaneously a tri or quad in another state.

That being said those contact several agents from same area simultaneously will not get much help as other agents actually talk to each other and who their investment clients are.

Hi, @Brittaney WoodsI a South Florida wholesaler and I know from experience that Craigslist is not the best way to get a quality seller leads....Its more hit or miss.I can tell you that bandit signs will definitely work better than craigslistand it you have the budget, direct mail will work even better that bandit signs.Eventually you will want to get to a point where you can have multiple streams of marketing running simultaneously. 

This has several issues today, deeds being executed simultaneously, circumventing foreclosure laws, pre-arranged deeds not being accepted for conveyances, besides all the abuses that were involved with these deals.It's just better to use a note and deed of trust for seller financing.
