You all go on about credit checks, which for me are a waste of time because they don't reveal anything about rental history.Then  there is thing that paying cash for keys rewards a bad tenant. 

The inspection revealed a handful of electrical issues that need to be addressed.

Some simple searches will reveal some of what you're looking for.

More often then not the property will be in a high crime area, and the local police reports reveal shootings, homicides, assaults, etc...Still I'll go drive to the property at night and my gut tells me pass.

I assume you are concerned about revealing the house is vacant, I would recommend using FakeTV (and a lamp with a timer).

I did benefit from Tony Robbins but he is also up-selling and not quite revealing what you need in the personal power series.  

First, never reveal in public (like on the internet) how much money you have available; doing so will attract all sorts of unsavory types who will try to separate you from that money.

There should be a very significant discount on the originally negotiated price based on this new information that has been revealed to you.

Your offer associated with their asking price should have accounted for 95% of these things and the inspection should only reveal items not readily visible at your walk through.Good luck with it, but asking for reduced price on all of that probably won't land the deal.
