Something tells me when the interest rates go up from the current 3's, the banks will start cracking down on all the overdue DOS.

When I consider debt service I look for a 20% Cash-on-Cash return.Don't bank on appreciation (we seem to be overdue for a value correction).  

The taxes are overdue, however the county will not sell tax liens on an individual basis.Is there any way to get a hold on this property before it sits for much longer or goes to tax auction in a few years after being vacant?  

I found 2 good deals, and not much renovation is required, but is the process a little more lengthy, since it's not real property?
