Do I need to get a grip on reality and rehab when I can afford the monthly payments?

I liked the fact they let me use my original design with some enhancements made.

. + I am paying a little extra for a enhanced policy.Being that this is a very small investment with a small amount of risk I decided to try to do it without an attorney.  

I finished them so quickly that when I stood up the monitor thought I wanted to go to the bathroom.My recommendation is to go with something that you have a better grip on the quality.

You get a lot - and they basically hook up your whole business for you, but that's a huge grip.  

Just wanted to add that in order to get the enhanced title insurance, the one that lets you transfer into a trust and carries over to beneficiaries of trust and also protects you from post-policy mechanics' liens and clouds on title, you need a survey.  

Some recent repairs required due to a renter making unauthorized enhancements to the unit and also had to be evicted ($1000).

Whenever we use a new trade, there is always an element of holding your breath and waiting to see how it goes... not to mention the difference in work flow created by a new personality and crew, and the need for enhanced oversight by management during the job.
