Right now, I have a very demanding job and a big family to care for so I have chosen to hire managers.

The highest acceptable bid is chosen.

The metrics that I have incorporated into my are as follows:- Median Home Value- Median Rent- Median Household Income- Poverty Rate- SNAPS (Food Stamps) Rate- College Graduation Rate- Vacancy RateI have chosen these because I believe that these metrics give the best indication as to the "risks" an investor will face when selecting a location to allocate into. 

These types of loans I have seen done, and I've personally done a few in my chosen market.I hope this information helps!

I own several in Indy and have opportunities to buy in those areas daily and have chosen not to add that area at this time to my portfolio.

I think, if I could have chosen who to allow to chat with me, it would have been good.  

I am not sure if it is proper to revive this thread or start another but since I wanted to explore your comments (most of which I agree with though I do not agree with your conclusion) I have chosen the former path.

@Patrick Wheeler - we have chosen to go with someone local to our business.
