Example, the pond photo caption could be “ have a picnic by our tranquil backyard pond!”. 

Maybe that works if you are in an upscale area where people always behave and follow rules...heh.

Maybe I am answering my own question here, but it seems like it is still cheaper to rent than buy in anything class A right now, unless the market somehow keeps on behaving wildly irrationally.Trust me, I wish it were still 2016, but then again I wasn't knowledgeable enough or ready to purchase a house, or have enough funds to get a MFR, at that time.

The Realtors behavior isn't acceptable by any means and isn't an indicator of how most professionals behave just like you have to dig a little to find a good deal, it sometimes takes a bit of digging to find a good Realtor.

And if so how well behaved are the kids. 

I often find paper trails like a complaint the BBB get a business to start behaving on small items, though I've luckily not had to deal with an amount that large.

There is a really good rental market here, because of the base and a growing business scene.Never really looked much into short-selling, but you seem to be having a lot of success with it, so I am going to have to do a little reading on it.Thanks again for your reply and the information in episode 103!
