I do most of my own maintenance, but I do farm out HVAC on occasion or other major work that an individual cannot reasonably complete.  

I've been surprised on multiple occasions by a big fat bill on my ledger.

We also post there on occasion but mostly when looking for a low income tenants. 

My Dad has found out that our neighbors are selling their (second house which they have used on occasion for vacation since the 80s) most likely for 100-130K.

On rare occasion we have a tenant who stays less than one year, and if so it is usually because our place is not a good fit for them.

On the occasion he doesn't leave, you would then have to serve him through the sheriff office in order to remove him from the property.  

RaulI have ranted on this issue on numerous occasions, so I'm not going into detail too deep except to say that this is an industry that really needs to go back to an apprentice/ tradesman scenario.
