I've just returned from making a trip out to the property. 

I've just seen too many agents, even well intentioned ones, set 1st time investors up for total failure because they simply didn't know any better.

I think I've just found myself a new niche to keep busy between acquisitions.

They are out there, but I haven't found one that is willing to spend the time it takes to hunt down deals, so I've just been deal hunting on my own.

Jon, it depends on my estimated market value because there are some fixed costs that be a huge chunk (closing costs when I resell, attorny's fees, possibly title insurance, etc.)I've just started this month, so haven't done it yet, but for a property that I can sell for $5,000-10,000 I'd like to clear at least $3-5,000. 

It's what I've just started using and the only platform I have experience with.
