I work with clients one on one with commercial for multi million dollar deals.If someone contacts me that is out of control contacting 25 brokers out there to see what sticks I hang up the phone in a few seconds.There are professional giant buyers that are equity groups and REITS and if I bring off market commercial stuff then they are strong buyers and can close a deal.
