Just starting out...

What are the advantages and dis-advantages of having a relationship with a Realtor?

There are always pros and cons. I'm relatively new but have a great relationship with our realtor/broker that has helped us with our two purchases. Pros -always willing to go the extra mile for you, searching, doing the due diligence on deals. This is expected as a buyers agent but if you ask for it on dozens of properties they are basically working for free for you. - this is assuming you find a good agent and build the relationship so they know your goals. There are bad agents out there who only want the deal done Cons - commitment issues, if you work exclusively with one agent there is an implied commitment that makes seeking advice/doing deals with others uncomfortable - speed, by sticking with one agent you rely on their speed and processing times. If you sometimes need to move quickly and your agent is busy it might cost you. My two cents
