$100 a month on a single family residence (SFR) where I put 25K down on a 100K house would make me pound my head against the table.There is also a big difference between cashflow per month, and actual cashflow.

Right, it can create a situation where we can end up with a unwanted tenant.

Hustle, pound the pavements and help homeowners while making money! 

That way I can pound the heck out of a smaller section verses be a drop in the bucket in a larger area.I hope this wasn't too vague.  

But they may find out one day and that may create an unwanted issue.  

You need to value the land and include the costs of removal of unwanted improvements and ensure that will cost less than a comparable property.Don't know if this gave any insight, but it's not an area to begin in for investors. :)

I finally decided to take the advice you all have been trying to pound into our heads to TAKE ACTION, so this is my first step. 

It annoyed me because I get too many unwanted sales text as it is, but I was doubly annoyed by the familiarity expressed in the e-mail.
