I think everyone that manages from afar is just managing their property manager (PM) and that person or company has to be reputable and trustworthy.

I intend to dedicate full-time hours to building this business to the best of my ability, and my desire is to become a known trustworthy resource for investors in my area by providing accurate information and profitable opportunities.

You should ask around to see who is trustworthy and who has paid fees in the past.

Look for a Lender with a track record of dealing with long term clients with multiple loans behind them, that is a sign of a good and trustworthy lender.Money can be found cheap just about anywhere if you know where to look, but not all lenders will be clear with you on costs and terms.If you go with a Private individual lender, make sure to have an attorney draw up the proper paperwork.

so w/that being the case, even if i eyeball the property myself i may not have a trustworthy range of repair costs when i go to have the contract signed.any tips or strategies from all ends of the spectrum are warmly welcomed.
