German roaches were even crawling out of the fridge door seals, and had developed language skills they were that advanced.In my wife's defense, she had her crew in, cleared, cleaned and repainted the place before I managed to get back into town. to this day I haven't seen the photos.

If it were me I would let it go and just charge them for materials for repair and repaint and cleaning.

Apparently these cockroaches typically only come out at night though, which is why they weren't seen.I still have the deposit, however I also had to replace the carpet and repaint.

I am actually going to be spending about 1-2k on down unit just to replace her carpet and repaint the place because she is a good tenant.Property taxes: $2,400 annual (will be appealing this since it is higher than what it should be)Utilities: I allot $200 per month, yet to exceed that (Only pay for water and sewer, trash is included in Property Tax)Maintenance: $100 allotted, yet to exceed ($80 for lawn mowing from Spring to Fall (bi-weekly), and winter up to $100 for snow plow)Offering: $87,500 (20% down)Terms: 72 months (30 year Amortized)Interest: 6.5%Payments: $1,369.63 per monthAdditional Comments: This is a very solid property that is brick exterior with tuckpoint done a few years back.

I rehabbed the common area, added a washer/dryer hookup to units that didn't have one already, reglazed all of the exterior windows, repainted the exterior, added functional off street parking for 4 cars, and rehabbed all of the units.

I understand the damage was extensive, but *big whistle* that's pretty steep for repairs and refinishing, especially when considering it was not a 'one-off' and has been consistent with all your properties.Most I have ever paid was around 2k, and while the property was not demo'd, it was banged up pretty good by teens who broke in while it was vacant and threw a party and 'vandalised' it, requiring patches, replaced doors, new carpet, repaired cabinets, repainted walls, etc (this was in Columbia MO)
