You could add a small kitchenette (hot plate, sink, toaster oven, fridge) and rent the basement out or alternatively you could live in the basement and rent the upstairs.

It is also common that a LOI is not binding.You CAN, in a lot of cases, use the local Realtor board boiler plate contract and add an addendum that clarifies or adjusts the verbiage.

you're not responsible for inconvenience expenses to the tenant for something not due to your negligence - and I would consider having to use a hot plate or a microwave in the living room for a week an inconvenience, not an "unlivable" situation - if he went to stay in a hotel, is he going to be cooking 4 star meals there?

Cheap, but effective, options: ensure all hardware matches (brushed nickel is a safe bet), light fixtures, light/electrical plates are not dingy yellow... and make sure the front door and landscaping are inviting.Remember, like attracts like.
