The cashflow is too much higher and depending on how you do taxes also consider the California state tax around 8% while Texas has none.You may even consider cashing out of those San Mateo properties and re-investing in a garden apartment in Houston while the marketing is ridiculous in the Bay Area though it might get even more insane in the coming years.

I have done this business in the past and I took some time away to re-locate to the garden spot of the country, Far Northern IL burbs.

Lime the area very heavy , topdress with a thin layer of peat moss , water heavy 2 times a week .

Just closed on #34 forty five mins ago. it's in (South) Redford, michigan. surrounded by Livonia, Westland, Garden City, Westland.it's a beautiful brick ranch, over 1100 sq ft, with a 2 car and a basement.

My second unit came vacant and I got very lucky renting it out to a nice couple who not only take cares of the house like they own it, the husband does gardening for hobby and turned my backyard like a front cover of House and Garden Magazine :D (it was all dirt before).  

However, if you have no exposure to real estate, I'd go with someone like Better Homes & Garden.

Westland is east of Canton and west of Garden City.

Studios and 1 bedroom apartments in locations like International City and Discovery Gardens have a potential of 10 cap.Locations like Dubai Investment Park (DIP), Jumeira Village Circle (JVC), Rem Raam, and other communities around the new DWC airport have great appreciation potential.Currently there are two metro lines in Dubai.

I  am also in Orange County, Garden Grove.
