Take a look into the eastern area of the state.

I do not invest in that area, but do invest in eastern TN near Knoxville and prices are definitely dropping, much less of a seller's market. 

We are taking a value added approach, and looking for mainly 5-25 unit properties in NJ and eastern PA.

In some parts of the country, particularly in the eastern part, closings are normally handled by lawyers and not title companies.
