But I also understand the lure of saving money and keeping a strong cushion on your profits.In terms of fees,  that won't be a problem if you do this as a business.

Low down strategies are possible, but you will never regret having a cash cushion to help with the many unexpected situations that arise with real estate.Consider your state's pre-licensing courses (you don't have to take the exam if you don't want to be licensed) or just complete some free courses at @Bill Gulley's website (search for his name...I can't link it) Good luck!

The loan-to-value ratio on a commercial construction loan request should not exceed around 70%.This provides some cushion for the sponsor to refinance the property to pay off the construction loan.The debt service coverage ratio is the property's Net Operating Income (NOI), upon completion and leasing, divided by the annual debt service (P&I payments) on the proposed takeout loan.
