In the evaluation of approving a Short, as a Mortgagee, the core of the contemplation stems from the ability to collect on the amount owed by the borrower.

I have been contemplating buying a rental property outside of Phoenix, but am hesitant, as this will be my first time venturing outside of where I live.

Hi @Ryan Horne and @Ben Wilkins,I had a couple of comments regarding the 1031 Exchange transaction contemplated above. 

I am contemplating putting a modular single family or duplex on the lot to at least start making cash flow. 

We're also contemplating doing some flips in order to gain more capital for the rental properties.

Though I contemplated it earlier this year, I can’t see the juice being worth the squeeze.

Of course the tone of an email can easily be misconstrued.I am contemplating whether or not to call the PM tomorrow and ask her if he officially has the listing.  

At least thats what I have experienced. the other reality is being a landlord carries some risk in many forms.. this one was not contemplated in most folks spread sheets.. 

I had to move out of state due to a job change while my wife was managing the property ,thanks to my wife we managed to continue doing this for over six months since last August 2019, I was contemplating between selling the property or managing the rental from remotely after moving my family to my new job location before the pandemic struck.
