For everything else you are going to need to get a survey or inquire if one is available.

Lots of costs just to break ground (connecting utilities, permits, surveys, etc) that will nickel and dime you to death. 

I received the property survey about a week ago and found out the house (and HVAC units) encroaches approx. 2’ into a drainage easement along the sideyard.
