From there, if I needed to add a circuit or 2, well, I don't need a license to buy everything I needed from the home improvement stores (unlike buying a furnace or a/c unit).A long time ago before I new how-to, I hired an electrician to add one circuit; it cost $175 for about $15 in parts, and he left me with drywall repairs where he opened up the walls for access.  

I could not add one to my rental and rent both out.

Though you may want to check with your insurance company/agent as they can/have dropped people over certain breeds or they could require you get certain riders/add-ons with certain breeds. 

It may sound nice to pay a 5% management fee but the extra fees can add up to be more than the other company that charges 10% with no add-on fees.

Zoning- check if there are any fire hydrant, storm retention pond, etc requirements if you add on.5. 

My insurance tactic - Maximum deductible, insure for 75% of Actual Cash Value, and avoid any add-ons like vandalism, flood, etc.

Biggest issue we had is that they don't have a way to add one-time charges right now. 

Like he mentioned, he'll spend $1M this year in marketing in that market and he'll get more than that back in just agent commissions alone from those leads... then add on all of his profits from his flips (which his average is well north of $50k-$100k per flip) and that enables him to generate 100 leads a week with his marketing. 

Great cost per square foot with significant room for value-add on remodeling the main floor.
