I know you guys like pounding the pavement to find deals, what about for sport?

I suppose if you were to pay me 10 grand, I'd call a local attorney and get the low down and retain them as needed, but I doubt the guru mentors do that.I just keep pounding away at getting basic RE knowledge before getting with any mentor or coach, or getting involved in any niche strategy.

Could never live without my truck, but I tow 10k pounds at least 5 times a month on average, plus I have toys that really like living in the back of a truck. 

I routinely drop 5 to 10 pounds turning around a unit, especially on a big summer paint job....it is like real estate Cross Fit or something, all kinds of lifting, bending, etc...welcome...

I was originally told no & only after pounding the pavement & finding 1 other broker out of many who was semi on board with my business model I put in my notice with the ERA broker.The ERA broker not wanting to loose me as an income source as I was one of his top agents decided to let me run it through his company.

If you have the stomach for struggling cities, somewhat undesirable neighborhoods, and hit-and-miss property managers, there are big cap rates and COC returns to be had.One tip about roofstock though - they do have a filter by (3%+ appreciation).  

We don't really feel comfortable leaving them home with strangers coming in and out, pounding and drilling either.
