1) what does your lease say2) what kind of condition is the house in (I recently had a tenant move out that complained of ants...upon move out I found excessive food splatter on the stove and unwashed roasting pans in the warming drawer of the oven).

@Matthew Mello if you cleaned the oven yourself, rather than paying someone to do it, I do not believe you are allowed to deduct anything for your labor though I believe you may deduct the cost of any cleaning products used exclusively on the stove - though I'd recommend only doing that if you have the receipts.

Today, they were measuring for their furniture and apparently are buying a different stove to use (we will put the current one in the garage which we aren't including).The reason I would be increasing the rent if the other people move in is due to market value, which doesn't seem to be discriminatory.
