1) what does your lease say2) what kind of condition is the house in (I recently had a tenant move out that complained of ants...upon move out I found excessive food splatter on the stove and unwashed roasting pans in the warming drawer of the oven). 

@Matthew Mello if you cleaned the oven yourself, rather than paying someone to do it, I do not believe you are allowed to deduct anything for your labor though I believe you may deduct the cost of any cleaning products used exclusively on the stove - though I'd recommend only doing that if you have the receipts.

Furnished from our perspective, is refrigerator/stove/washer/dryer for student rentals.

They used to cook on a cob and wood stove in old days too,,,would they expect people to today???

I had a unit where I had laid laminate in the kitchen around a cement pad for the ancient stove.

Today, they were measuring for their furniture and apparently are buying a different stove to use (we will put the current one in the garage which we aren't including).The reason I would be increasing the rent if the other people move in is due to market value, which doesn't seem to be discriminatory.

This forces my hand to have dishwasher/stove on that wall.

Some states require you to provide the stove and/or refrigerator in rental units.

Are these the same people who say never put in a dishwasher, stove, garbage disposal, etc.?
