I tried it at first but it would have to be replaced after 1 tenant turnover....I then went with tile and laminate...laminate is better than carpet but it still can soak up spills and expand on you...like others said LVP or tile I think is the way to go...it's a bit more investment up front but well worth it in the long run.

Once I get capital flowing, my mindset may change as I see it as a great way to get larger paydays, and I know how to do a lot of work myself, and even if finance/insurance structure doesn't allow that, I know enough to not get soaked by contractors.

I am looking for anything I can get my hands on to soak up as much knowledge as possible on the topic.

In my experience roof leaks creep up after it was leaking into the attic, soaking the insulation, then into the living area.

BP is a great place to soak up all the knowledge you can.

It's cheaper to soak and cook dry beans over eating canned beans, just saying!

So I pulled the cabinet and counter cleaned underneath and painted the bottom cabinet edge which a little bit had soaked into, and put everything back.

Doing all the research and attending meetups to soak in as much as possible.
