For my first deal I'd prioritize a simple entry or something with repairs I could learn to complete.

Why don't you say that you collaborate with a group of investors and that one of them will bring the funds to close out the deal? 

It all comes down to what features you prioritize or whether you just want a general option that does it all.Many of them have free trials so you can try them out before committing fully. 

It was commercial mortgage, and they certainly prioritized my personal income and credit score in underwriting loan.  

Same thing happens with prioritizing tasks.

We have a limited budget and are considering the following, and would like advice on what to prioritize to increase home value: 1) finish the basement and build a third BR and possibly kitchenette down there; 2) fix retaining walls and landscaping; 3) replace manual garage door with automatic one; 4) redo deck and add stairs to it, and possibly increase deck size.
