Rehab priorities to increase home value

We are rehabbing our primary residence in hopes of increasing our equity to get rid of our mortgage insurance. Bought the house last August and rehabbed the main floor - new floors, new kitchen, paint and trim throughout.  We have a limited budget and are considering the following, and would like advice on what to prioritize to increase home value: 1) finish the basement and build a third BR and possibly kitchenette down there; 2) fix retaining walls and landscaping; 3) replace manual garage door with automatic one; 4) redo deck and add stairs to it, and possibly increase deck size.
