I think some are interpreting your initial post as you found a house, put it under contract, and intend to wholesale it yourself. 

I interpret this as: they have to pay me rent up to day 20 past the day they officially issued me a notice to vacate.  

There really isn’t any other way that your post can be interpreted other than implying a scam.

Many folks with interpret "valid entity" to mean an LLC or Corp which is not required.

You could be seeing the result of another client chewing someone out for replacing a faucet instead of a washer or they could be interpreting your previous requests the wrong way.How big of a portfolio does your management company take care of?  

Alternatively, anyone know of a good book that would help me understand how to interpret title documents?

Now we have reports for each applicant, but we're not sure how to interpret/investigate one of the "red flags".- One of the tenants has a criminal background.

It also doesn't hurt to try to gain an understanding of the relevant code section up for inspection as the code can be open to interpretation sometimes.

I think there is a lot of confusion between the duty to the homeowner/seller and some interpreted duty to the bank/lender.

However as Sabrina has found sometimes the information can take a LOT of interpretation and further research.
