I need Help with Comps- Please help!

Hi guys, I'm looking at this property and the comps are so sketchy I can't figure out what this property should be worth before I go ahead and make an offer. The closest comps to my property range from 68k-825k and realquest is saying my properties estimated cost is at 99k. I don't want to make a horrible offer to this guy.
