Since a lot of urban markets have implemented strict regulations within the last few years, most of this investors purchased their STRs in non-urban markets, increasing competition, decreasing occupancy rates and driving nightly rates down in those markets, just as they had done in urban markets before they were regulated.Anyone who purchased a non-urban STR based on 2020 & 2021 STR occupancy & nightly rates are facing a harsh reality today.

Damages are much more harsh and more expensive to deal with and happen much more frequently at the larger cabins, at least in my circle.

If there is a serious earthquake, hurricane, city wide fire, tornado, hail storm, flood, chemical spill into the water supply, crime increase, riots, drug house down the street - I know that these never happen, (except that these are rather regular occurrences) but let's say such an occurrence occurs in your neighborhood, what do you do if you own?

I wouldn't say blackmail as that's a bit harsh, would more likely say help promote just like how any business owner would promote their business by asking people to like their Facebook page or give a 5 star on yelp/google in exchange for something of value.
