On your first project you'll have to take them on their word when they tell you it'll take X amount of days for Demo.

If it's a great fix/flip property and looks great on paper, but then miscellaneous issues arise during the demo and you go way over budget and you would lose money on the flip, it would make the overall deal a much better deal if an exit strategy of renting it out and still cash flowing was an option!

Very little capital.Theres a small block structure with an upstairs i wanna keep n rehab nice, but theres a big wood house attached that is pretty shoddy that needs to be nuked.The upstairs i want to add a 2/1 with living area with open kitchen, start the electrical, plumbing, HVAC from scratch, etc..I actually want to live there for a while and add value before flipping.Is there a way to officially get the wood house deemed uninhabitable for full unselective demo?

Desired "lot" acquisition price would be:Final sales price, less:  closing and holding costs on the back end, costs of construction, desired profit, permitting and plans, any impact fees or other soft costs, demo of the existing house, lot prep for new house.....equals the price someone would want to pay.There are no "repair costs" in this scenario.No one can pay $1M for a house, tear it down, build a 5,000 SF house, and then sell it for only $1.8M.
