Often time in multi units water sewer and trash are on one bill.Also if those utilities are lienable, you may want pay them as LL, so that they don't cloud the title of the property. 

(look at their template gallery or Youtube page1 - Track everything your do in Excel, but in the cloud.

I think Appfolio is the best cloud based solution that I found so far with fixed monthly all-inclusive fee ($200/month, yes bit expensive for 100 units today!...

Ideally, the software would track each property individually for rent reserves, PM, etc.In addition to buy-and-hold, I would like the software to be able to handle accounting for flips.I've been using a combination of Excel (stored in the cloud) and Google Docs, so I have access anywhere, but I would like to combine my spread sheets and use something more conventional.

(you need to factor this as a cost) I know this is property seems exciting keep in mind do not let your excitement cloud your judgment.  

@Jeffrey Osborn,It's a cloud on your title, regardless of how it got there.

From a practical matter it is not likely to happen. however it is not that hard to store documents, especially if they are scanned to the cloud.

Don't cloud your decision today with a decision you don't need to make until 4 or 5 years from now.
