If you don't want to manage the property on your own, this could be an issue.3) There aren't many hardware stores in these areas - the closest Lowe's/Home Depot to my rental is about an hour away.4) LICENSED trade folks are tough to come by. 

Occassionally I see folks choose a lender since they bank with them and the main reason they're a customer is that was the closest bank in their hometown.

Hi Travis, I live in LA and are very interested in investing in Detroit, I've been studying the areas, which ones are better than others, closest to airport and or hospitals etc.

My plan (in development) has been to look for properties that are closest to cashflow and then make offers at a price that would cash flow. 

I am 200% pretty sure the RE return % is vastly different between California, Ohio or MN.The closest a person can get to an Apples-2-Apples comparison to find "which is best", I believe, is by taking O vs how rental real estate performs.
