-Lower down payment means higher interest-Lower payment means less money locked up in the mortgage, which can in turn can be used for other things (like more investments or renovations)-Equity can build quicker (in appreciating market) with less down.

In making money through real estate but worried that you need a fat wallet to get started?

Those two complexes we are spinning our wheels and we need to cut the fat.  

If the tenants signed a lease with the understanding that there would be availability to internet / cable already installed for them to utilize with a provider contract, then you should do  all you can in a timely manner to ensure the electrical connections are in working order to allow access.

This way is there are emergency calls such as Police, they can in theory determine who should be there because many times they will get different stories from whoever is present.

If the deals have enough fat in them, then I think that this could be a solid strategy, and I would then manage the property for my friend going forward, so that he just receives passive income.

I see it's not feasable for you to be there now, but if you can in the future, maybe it's worth waiting and doing it yourself.
