Floor repairs/install has begun with tile starting Monday. 

I've lived in WF for almost 7 years, but I've only recently begun diving into REI.

You may know that but I don't want to make assumptions.Also maybe worth mentioning that @Brandon Turner and @Ryan Murdock are launching a fund soon and have begun marketing that a little.

I’ll soon be up against a deadline to move out so I’ve begun to look for investment property #3.

It's a struggle but we've just begun so gearing up to DIY it as needed. 

I personally feel that investors have begun to purchase strictly on cash flow and are playing the short game.

My only add would be that we have not yet begun to see the dramatic effects of the recent massive unemployment numbers.

Seems to suggest exuberance and a bubble that is about to implode to me, but that is another topic of discussion.With that said, I have noticed a trend on for example BP's podcast, which is that a fairly large percent of successful investors seems to have begun their investment career by jumping in with two feet first and figuring things out afterwards.

After we got these two turnkey homes stabilized, we decided to start BRRRR’ing and begun the journey of determining the best market, finding realtors, contractors and property managers, and zeroing in on the perfect neighborhood.

In my opinion, this has only just begun.
