An engineer/architect will need to decide if the foundation and first floor framing are sufficient to hold the weight from an additional floor above.A good general contractor will be able to take care of all of this for you from initial planning to full execution.

Hey guys, I recently discovered the Homestyle loan which allows for purchase+rehab of property on one loan through Mark Ferguson on youtube.However, in order to get a homestyle loan you need full plans from an architect or GC for the appraiser to see the ARV.

But for construction, especially MF, you will need cash for all the soft costs, which are permits, architect/engineering fees, utility hook ups, etc.
