I think tenant's would pay more for the separation and extra privacy of renting their own place with a private yard, although it probably depends on the person and their needs/wants.

I don't like to invade on my tenants privacy, but I do feel that if I have a better understanding of what their future might be with the home then my willingness to invest in the property and/or let them invest in the property can loosen up.

Now different firms have different privacy policies but any reputable and real lender should have no problem providing proof of their servicing platform.
