The best way to accomplish your goals of privacy and asset protection, while avoiding paying transfer taxes and/or having the loan accelerated by the lender, is to purchase in a land trust and then assign the beneficial interest to your LLC.Find a local attorney in MD that is familiar with land trusts used in conjunction with an LLC.Hope this points you in right direction.

I think tenant's would pay more for the separation and extra privacy of renting their own place with a private yard, although it probably depends on the person and their needs/wants.

I don't like to invade on my tenants privacy, but I do feel that if I have a better understanding of what their future might be with the home then my willingness to invest in the property and/or let them invest in the property can loosen up.
