I will not disregard any niche though because I would like to have some versatility in my investment strategies. 

Turns out the management was super understanding; disregarded the signed contract and are allowing me to vacate with out any repercussions!

@Anthony MurphyI must have misread your post as saying Mexico Beach and I just reread it and realized you weren’t talking about my home town of Mexico Beach, FL Please disregard my responses above as I was referring to my home town. ;)

My property LLCs (like many single member ones) are considered disregarded entities. 

First, there's tenants of all sorts and nobody responds exactly the same given the circumstances or a landlords actions.There'll be people who disregard acts of kindness and who don't care, but there'll also be people who appreciate everything extra a landlord might do.

I would make sure to get payment history from each, and also discount, or even in some cases disregard newly occupied units, especially if they have poor payment history.

Second, you have completely disregarded the value of mortgage principal pay-down in your "how long till they earned more than they paid".

@Charles McCabe is on the right track.An LLC, particularly a single member LLC, is a disregarded entity, so the first issue is that you are doing business with yourself. 

Whether or not the transaction will be respected depends on how the LLC is tax...e.g. disregarded entity, partnership, S Corp, etc.It's a valid strategy to sell the raw law to a development entity. 

I think this may be disregarded if the property is owner occupied but i'm not sure.
