Assuming you are comfortable with the 70-75% LTV, the decision to take cash out is merely determined by anticipated return on the capital to invest vs interest rate on the cash out refinance loan.I'm more referring to the encouragement of going a million miles wide and an inch deep.

We are finishing up with our 3rd property since then, and this time, this home's corner is in flood by .8 inches :-( Homes in this area that are in flood are required to have flood insurance per any bank that will be lending on the property so its a set back.

A licensed realtor managed another for me for a lower %, but it wasn’t 100% comprehensive and ended up inching pretty close to the same fee that Vacasa charged, which was comprehensive.Good luck!

I’ve often found refrigerators there and other appliances too, that maybe had a 1 inch scratch on the side towards the bottom and because of that whoever originally bought it refused it at delivery.

I generally put in the 4 inch matching granite back splash, and don't go above 4 inches, leaving it for the new homeowners to install a higher back splash, to their taste.I painted the cabinets, since they were in good shape (whew!).

Flatwork would preferably be sloped a minimum 2% away from the house.In regards to concrete, any overlay thinner than 1 to 2 inches is generally going to have issues with cracking and spalling off.
